Indirapuram – best option for rental returns

Are you looking for rental returns in Ghaziabad? Then Indirapuram should definitely be on the list. MagicBricks.com data revealed that Indirapuram has recorded the highest gross rental yield in Ghaziabad for three quarters in a row. The gross yield varied from 2.9 to 3 per cent from the Jul-Sep 2012 quarter to the Jan-Mar 2013 quarter. It comes as no surprise then that Indirapuram remained the most preferred rental locality in the last two quarters (Jan-Mar 2013 and Oct-Dec 2012).
Even though rental values have not risen exponentially in Indirapuram as compared to the rental values in localities such as Vasundhara and Crossings Republik, which recorded a rise of 8-9 per cent in the Jan-Mar 2013 quarter, steady rental demand and relatively stable capital values ensured a noticeable yield in Indirapuram.

“Rental values in Indirapuram are way higher than other localities such as Crossings Republik and Raj Nagar Extension. It thereby, ensures a good yield. For instance, a 2BHK unit commands a rent of around Rs 15,000 per month in Indirapuram, while a similar sized apartment would be available for Rs 6,000-8,000 per month in Crossings Republik and Raj Nagar Extension. In Indirapuram a 1BHK unit would get you a similar rent,” says Dinesh Kumar, Owner, Budget Realty Pvt Ltd. He further points out that if one invests in a 3BHK apartment in Indirapuram a monthly rent of
Rs 18,000-25,000 per month can easily be gained.

“Easy connectivity to Noida and Delhi is the USP of Indirapuram. However, the major rental demand in the locality comes from the working population in the IT hubs of Noida such as sectors 62 and 63,” says Pawan Kumar of Koncept Propmart, a city based realty firm. For investors, the comparative study of capital and rental values in the locality is what makes it attractive. MagicBricks.com data states that capital values in Indirapuram have remained relatively stable in the last few quarters at around Rs 4,900-6,100 per sq ft. In comparison, capital values in localities such as Vasundhara and Crossings Republik vary between Rs 3,200 and 5,600 per sq ft. Thus, there is no marked difference between the capital values as compared to the significant difference that exists between the rental values in these localities.
